In my humble opinion, the first step in finding bargain real estate is to find a realtor that is trustworthy. If you don’t know any, try querying some other professionals in your area for tips. People, like lawyers and financial advisers, that you already have an ongoing relationship with may be the first person to ask. They should have realtors that they deal with, and your attorney or tax guy won’t want to recommend anyone incompetent because it will reflect poorly on themselves.

Discuss with the realtor your ideal property and your spending limit. Usually, they can even set up some automated process that will send you mail when new land come available. Depending on the area and the size of their company, a realtor may even be able to get you data about land before it makes it to the MLS.

Sometimes these auctioneers also advertise postings on Craigslist and eBay, and that’s a way you can find your nearby auctioneers.
