The term real estate investing likely brings a number of things to mind (like short sales). You may think of real estate investing as real estate portfolios and real estate retirement plans, or you might focus on short sales, bulk reo investing and virtual real estate investing. You probably also wonder how these things play out in real estate investors’ life in the current economy.

You can learn a lot about real estate investing. To get the most out of real estate investing education, be familiar with basic information ahead of time. Whether your target is short sales, bulk reo sales, virtual real estate or improving real estate investor abilities, you need to know some real estate investing basics. You should review these three real estate investing basics to learn things even some experts do not know:

1. Real estate investing education is a true investment that always has a positive yield. Every good real estate deal represents thousands of dollars in potential wealth. The knowledge of how to get that wealth is the key to your success. Learning about real estate increases your odds of success when you do a real estate deal. Small investments in education yield big results upon implementation.

2. You have the ability to succeed in real estate investing in any economy. Many people think (wrongly) that you can only succeed in real estate when the economy booms. In reality, a bad economic situation is not bad for real estate investors. You can often find properties to buy at deep discounts. You might also find deals that simply would not exist in a booming economy. Poor economies can turn based on active real estate investing. Short sales, bulk reo sales and virtual real estate all can thrive when the economy is not. You will be able to save yourself and others from serious financial difficulties if you know how to do these deals.

3. You will not need lots of money to be a successful real estate investor. You can be a success in real estate investing no matter how much money you have on your own. There are lots of types of deals that you can perform with the money of other people. If you appear to be a solid investment you may be able to use a private lender’s money. A good investment will know as much as they can about real estate investing. This will help you represent yourself as a good investment to private lenders who do not know how to make money in real estate investing.

A good deal of wealth can be generated with real estate investing. You will have the ability to create income in any economy. You can create your own success using your knowledge of short sales, real estate investing, bulk reo sales and virtual real estate. Real estate investing basic knowledge will help you succeed as a real estate investor.

3. You will not need lots of money to be a successful real estate investor. You can succeed in real estate investing no matter how much money you have. There are lots of types of deals that you can perform with the money of other people. If you look like a good investment a private lender may let you use their money. A person who is a solid investment knows as much as possible about real estate investing. Then you will represent a good investment to other people who have money for real estate investing but do not know how to use it.

A good deal of wealth can be generated with real estate investing. You will have the ability to create income in any economy. You can create your own success using your knowledge of short sales, real estate investing, bulk reo sales and virtual real estate. You will be helped to succeed as a real estate investor by knowing real estate investing basics.

Today all we hear is blogging, twittering and other social networking terms and processes. In real estate marketing you should be blogging to make money. And the sooner that is admitted, the sooner you will make money. If it is for entertainment, it is a hobby, not a business expense.

You have to grasp the big picture of the web or you will get lost. You will be wasting your time and your money. In order, to succeed on line you must develop a strategy first before jumping into the next big thing.

Each of the following represents a whole body of disciplines. We are taught to obsess over small singular actions such that our online marketing is nothing but a series of short lived, poorly executed tactical executions.

1.Search engine ranking positions are always what might be.
High search positions are great and make you feel good. The facts are, the top position really means nothing. A position is only implied traffic.

2.Your server logs/analytics are who might be interested. Pay attention to your visitors. Who are they? How many of them are
there? Well analytics do not give you names, but they give numbers and
behaviors based on certain keywords and/or keyword phrases.
3. The lead counts tell you who would like to get to know you better.
This is where you get into visitor values. How
many of these visitors do you need to get to a lead? You will not know that unless
you track.
4. A client’s signed contract is the only a potential sale.
5. Only a closed escrow puts food on the table.

When you start with the end in mind with a strong business plan. Your business plan calls out for a certain amount amount of sales, then you have a real start.

Bryan Ellis Reviews

Bryan Ellis is widely recognized as a expert in the fields of real estate investing and internet marketing, so it’s no wonder he’s regarded as a founding thinker of the new phenomenon of Virtual Real Estate Investing. I recently spoke with him about this topic:

Landlords, rehabbers and foreclosure investors, take notice – you may soon be focused on the new concepts of Virtual Real Estate Investing. Everything from using the internet as an avenue to make more money in real estate to online games such as SecondLife seem to be included in the popular definition of this term. And the pure financial potential is staggering.

In order to figure out the truth of the matter, I sought out Bryan Ellis whose experience in the fledgling industry is truly impressive.

“I began using the term ‘virtual real estate investing’ in the late 1990’s when I realized the clear similiarities in profit strategies, regardless of whether the real estate in question is ‘virtual’ or ‘physical’” said Ellis.

One example of the parallels between virtual and physical real estate Bryan Ellis cites is the similarity between the monetization of domain names versus physical property. He points out that control of a domain name or even a specific web page is much like controlling a real estate property: “those assets can be monetized in similar ways: By selling them for a profit, by leasing them, by offering advertising, etc. It’s not even necessary to own a website in order to profit from it.”

Bryan Ellis points to the example of websites like HubPages, Squidoo, Google Knol, etc. “Each of these services allows any person to write an article or create other type of content, and then allows the author to share in the revenue generated on that page. It’s almost as if you’re renting retail space in a highly desirable shopping district, only you get the benefit of a ‘great address’ in the form of a well-known domain host like Google.com but without paying a single penny in rental fees. It’s a win-win scenario.”

I must admit: Its easy to see the parallels. For example, if you’re the owner of a desirable property, its desirability is (in a business context) largely due to its being in a location that is of interest to others. Similarly, ownership of a desirable domain name is valuable for the same reasons. Regardless of the type of asset, you can sell or lease or use any number of strategies to turn the assets into cash.

In our next installment of this series on virtual real estate investing, Bryan Ellis will share the internet analogies to the physical concept of real estate development.

Search Engine Optimization is used, and just as often misunderstood. In fact, technically it is already an archaic description of a process of getting eyeballs to your real estate website.

Back in the day, you could reverse engineer a high positioned website and voila you would get listed. Well the Search Engine knows better and expects a little more out of your website and you. With real estate seo, this can be a challenge

The definition of Search engine optimization (SEO) is this: It is the process of improving the volume or quality of traffic to a web site from search engines via “natural” search results. A rule of thumb is, the website appearing closer to the top in the search engine index, the more visitors it will receive from the search engine. SEO may target different kinds of search, including image search, local search, and industry-specific vertical search engines. This gives a web site web presence.

As part of an Internet marketing strategy, Search Engine Optimization(SEO) considers how the search engine(s) work and what people are searching for. Optimizing a website primarily involves editing its content and HTML coding to both increase its relevance to specific keywords and to remove all barriers to the indexing activities of search engines.

SEO also refers to “search engine optimizers,” a term adopted by an industry of consultants who carry out optimization projects on behalf of their clients, and also by employees who perform search engine optimization services . Search engine optimizers may offer SEO as a stand-alone service or as a part of a broader marketing campaign. Since effective SEO requires changes to the HTML source code of a site, SEO tactics are often included into web site development and design.
The term “search engine friendly” is used to describe web site designs, menus, content management systems and shopping carts that are easy to optimize.

Black hat SEO or Spamdexing, use link farms and keyword stuffing that degrade the relevance of search results and the user-experience of search engines. Search engines look for sites that employ certain SEO techniques in order to remove them from their indexes.

Facebook Value: $10 billion
Youtube Sold To Google:$1.$65 Billion in Stock
MySpace Sale: $580 Million

And we dream just a little bit more about internet riches.

What we are not told is that for every YouTube there are 100′s of other wanna be’s hoping and praying for some schmuck to buy them.

What do the above companies all have in common? Zero Revenue.Or not much anyway.

Google thought that they could slap Adsense onto videos and they would enjoy their next success. They are no doubt working on a new plan. 1.6 Billion just doesn’t go as far as it used to I guess.

You and I. We are not those kids making a new widget in our parents garage with our pals building a website for the sole purpose of IPO riches. This is the modern day geek version of kids playing hoops on the city yards of Chicago dreaming of the NBA.

You and I have chosen the real estate marketing profession and we are looking for a lead. A sale. You cannot purchase a home trhough an ecommerce shopping cart, so the best you will get is a lead conversion. Even a mortgage ap online is really just a lead. Nothing has transacted.

The real estate industry could afford to be early adopters through a historical wealth infusion of the last several years.

The real estate online evolution has gone from:

Websites

IDX Websites

Drip Campaigns

SEO/SEM

Blogging

Micro Blogging/Social Media/2.0

I have been there since the beginning and every single part of this evolutionary process has been met with an enamored audience.

Vendors have been more than happy to sell the Koolaid that this thirsty market of Realtors wanted. And the packages have come in many shapes and sizes and a budget for everyone.

And like the pharmaceutical industry that to a large degree educates the medical community on drugs. The real estate vendors have educated the Realtor and Mortgage community on marketing themselves online.

Few having actually accomplished anything online to note. If that. Many selling concepts that have yet to make money. It seems many of the publisized business models are more useful for those garage geeks building the next Facebook.

Instead of a real estate or mortgage producer looking for a lead that will turn into a side.

It is for this reason we should focus on what matters instead of minor details. A strategy that will propel them into more deals and sale.

Why Are You Online?

So the evolution of website to 2.0 moved forward the industry has forgotten why they came to the web.

In the name of delegation the industry embraced plug n play. IDX and pre-written email sequences that were never customized.

Blogging emerged. It was sold easy as a bypass to search engine optimization. “Well that would get rid of that expense”. Or more than likely, allow those who up until then could not play, to play. While the busy agents doing sides would react like a client of mine did. "Who has the time?”.

These bloggers would/will spend all day blogging and no time emailing. Email is still the backbone of any online marketing you do. The money is in the list as they say.

Facebook seems to grow while many refused to blog. What the!!??

Seriously, if you put in that kind of effort into your blogging and your website you might get somewhere.

But the big picture needs to be considered. Everything is a singular event, not related to the other. And for this reason is more often than not a business, and barely a promotion.

The community should embrace publishing and not get myopic into one tool or activity. To say "I am a social media expert, or a blogging expert" is a sign of a handicapped marketer. One easily replaced by the bigger thinker.

The truth is that blogging is not a real word. A blog is only software and social media is just a new name for an old game. We used to call social media BBS, and forums.

To succeed online you must embrace the fact that you are a publisher. And then re-purpose your content across the channels or tools that best serve you.
